Design-Bid-Build vs. Integrated Design-Build: What’s the Difference?

Two of the most common are design-bid-build and design-build. The biggest difference is actually pretty simple: when does the contractor become part of the conversation?

What is design-bid-build?

Once the design is substantially complete, those drawings are sent to one or more contractors for bids.

There’s nothing inherently wrong with this approach, and it can work very well. The challenge is that the design and the construction budget can develop somewhat independently. A designer may have a general understanding of construction costs, but they are not the person purchasing materials, coordinating trades, or building the project.

That means the first detailed construction pricing may not happen until quite a bit of design work has already been completed.

If the bids come back significantly higher than expected, the team may need to revisit the design, remove features, change materials, or redraw portions of the project to bring the scope and budget back together.

How is integrated design-build different?

An integrated design-build process brings the designer and contractor into the conversation much earlier.

Instead of designing first and pricing later, design and budget develop alongside each other.

As the designer explores what is possible, the contractor provides real-world construction feedback. What might this cost? Are there structural implications? Is there a more efficient way to accomplish the same goal? Is the project still tracking with the homeowner’s investment expectations?
