What Contractors Tend to Leave Out of Bids

When comparing contractor bids, it’s easy to focus on the bottom line. But a lower price doesn’t always mean a better deal. Some bids leave out key details that can lead to unexpected costs and headaches down the road. Here are the most common things contractors tend to exclude—and what you should watch for.

  1. Unrealistic Allowances

Many contractors include allowances for items like flooring, cabinetry, or lighting. But sometimes, these allowances are often set too low to be realistic. This means that once you select your actual materials, you could be paying thousands more than you expected. Make sure allowances reflect your actual preferences and quality expectations. 

  1. Excluding Finish Materials

Some bids leave out finish materials like tile, countertops, or plumbing fixtures, assuming that the homeowner (or designer) will purchase them separately. This can lead to confusion and last-minute scrambling to source materials. Clarify what is and isn’t included to avoid delays and extra expenses.

  1. Missing Permit & Inspection Fees

Building permits and inspections are required for most construction projects, but they’re often left out of bids. If these costs aren’t included, you could be in for a surprise when the time comes to pull permits, or worse yet, when you’re trying to close out a project that hasn’t been inspected the whole way through.

  1. Underestimating Labor Costs

Some bids might not fully account for labor costs, especially for subcontractors like electricians, plumbers, and painters. If a bid seems significantly lower than others, it might not include all necessary labor expenses. Verify that trade subcontractors are licensed and insured and will be pulling their own permits. 

  1. Vague or Missing Details

Some bids are intentionally vague to make the price seem more attractive. If a bid lacks specifics on materials, brands, or timelines, ask for clarification before signing anything.

  • Ask for a detailed, line-item bid that includes materials, labor, and allowances that match your expectations.
  • Confirm who is responsible for purchasing materials to avoid unexpected costs.
  • Compare bids carefully—if one is significantly lower, find out why.
