Historic Bathroom Renovation in Lockeland Springs, East Nashville

Full Cost & Timeline Breakdown - No Fine Print

Overview

A Transparent Look at a Real Nashville Bathroom Renovation

We believe homeowners deserve the full picture — not just the glamour shots. This project spotlight for our historic bathroom renovation in Lockeland Springs breaks down exactly what was included in the base contract, what changed along the way, and how we performed against the schedule we committed to. If you’re planning a bathroom remodel in East Nashville or the greater Nashville area, this is the kind of transparency you should expect from your contractor.

This bathroom sat inside a charming historic bungalow. Like many older homes, it came with character and hidden challenges in equal measure. Our job was to honor the home’s history while delivering a bathroom that performs beautifully for modern daily life.

What Was Included

Base Contract Scope: What We Promised

The original contract of $46,109.41 covered a comprehensive bathroom transformation. Here’s what was included from day one — no surprises, no hidden exclusions:

  • Structural framing corrections to address a high point caused by a previous foundation repair — resolving long-term grout and tile failure issues
  • Ceiling framing above the bathtub to open up the space and improve the room’s proportions
  • Zero-entry (barrier-free) shower installation with a modern linear drain — ideal for aging in place and universally accessible design
  • Full tile work throughout the shower and bathroom floor
  • Custom cabinetry with pull-out storage to maximize function in a space where square footage is limited
  • Bidet toilet system installation for comfort, hygiene, and a high-end feel
  • All modern fixtures, plumbing rough-in and trim, and finish hardware
  • Painting, patching, and all finish work to leave the space complete and move-in ready

We price our projects as fixed-price proposals, which means this scope was locked in before a single tool was picked up. Our clients know what they’re spending before construction begins — that’s a non-negotiable part of how BEC Innovations operates.

What changed

Change Orders: Every One Explained

Change orders happen on nearly every remodel — in historic homes especially. What matters is that they’re documented, explained, and approved before any work proceeds. Below is a complete and transparent breakdown of every change order on this project, totaling a net addition of $2,984.55.
CHANGE ORDER
WHAT IT WAS FOR
AMOUNT
Tile Border / Baseboard
Client selected a decorative tile border and upgraded baseboard profile during the tile selection phase
$225.00
Reframing Bathroom
Discovered during demo that additional structural reframing was required beyond original scope — necessary to properly support tile and ensure long-term stability in the historic structure
$2,062.55
Change Out Cast Iron
Original cast iron drain lines were discovered to be failing and required replacement — a hidden condition not visible prior to demo
$1,000.00
Ribbon Tile
Client added a decorative ribbon tile accent during the design refinement process
$1,050.00
Allowance Adjustments
Final reconciliation of fixture and material allowances — client came in under allowance on select items, resulting in a credit back
−$1,353.00
Net Change Order Total
$2,984.55
It’s worth noting that the two largest change orders — reframing and replacing the cast iron drain — were not client-initiated. They were conditions uncovered during demolition that are common in homes built in the early-to-mid 20th century. Lockeland Springs bungalows are beautiful precisely because of their age, but that age comes with the occasional hidden surprise beneath the walls and floors.

How We Did on the Timeline

This project had two distinct phases: a Pre-Construction Phase for permitting, material procurement, layout planning, and selections — followed by active construction. Here’s how the full timeline broke down:

📋 PRE-CONSTRUCTION PHASE

Start Oct 21, 2024
Construction Start Jan 17, 2025
What Happened Permitting, procurement,
selections

🏁 CONSTRUCTION PHASE

Start Jan 17, 2025
Target Completion Apr 30, 2025
Actual Completion Mid–Late May 2025
⚠️ Construction finished approximately 3–4 weeks past the April 30th target. The extended pre-construction window was scheduled around the homeowner’s availability.

What happened during pre-construction?

The period between contract signing (October 21) and breaking ground (January 17) was used productively — pulling permits, ordering and receiving materials, finalizing tile and fixture selections, and coordinating the construction schedule around the homeowner’s availability. This front-end investment in planning is one of the reasons active construction runs more smoothly and with fewer surprises.

What caused the construction delay?

Once on-site, the additional structural reframing and cast iron drain replacement — both uncovered during demolition — added time beyond the original construction schedule. These conditions required work to pause, assess, and re-sequence appropriately. We don’t rush structural work. The additional weeks were spent doing things right, not cutting corners to hit an artificial deadline.

When all is said and done, this project was delivered approximately 3–4 weeks later than the construction target. That’s an honest answer — and the kind of accountability we believe every homeowner deserves from their contractor.

What This Bathroom Renovation Really Delivered

At the end of the project, this historic Lockeland Springs bathroom went from a structurally compromised, functionally awkward space to a beautifully finished bathroom designed to serve this homeowner for decades. The zero-entry shower with linear drain provides accessibility and a clean, modern aesthetic. The custom cabinetry with pull-out storage solves the everyday frustration of limited space. The bidet system and upgraded fixtures bring a level of comfort and quality that the original bathroom simply couldn’t offer.

The final project came in at $49,093.96 — about 6.5% above the base contract, driven almost entirely by legitimate hidden conditions discovered during the demo. For a historic home renovation, that’s a tight outcome. We’re proud of the work, transparent about the numbers, and honest about where the schedule slipped.

If you’re planning a bathroom remodel in East Nashville, Lockeland Springs, Inglewood, or anywhere in the greater Nashville area, this is the kind of contractor relationship you should be looking for: fixed-price proposals, documented change orders, and no surprises buried in the fine print.
