A Covered Patio That Made an Underused Pad the Best Room in the House

Original Contract Met to the Dollar · No Change Orders

Overview

A Sunny Patio That Couldn't Be Used

The homeowners had an oblong stamped concrete pad on the side of the house that should have been their favorite outdoor space. It wasn’t. The sun beat down on that side of the house relentlessly, and even an after-market canopy the homeowners had installed couldn’t block enough of it — or move enough air — to make grilling or sitting outside comfortable. The pad was in great shape. It just wasn’t usable in the way that mattered.

The goal of the project was to turn that pad into a space the family would actually use. Not a swap, not a redo — a cover, a finish, and the structural details to make the whole thing feel like a proper outdoor room.

What Was Included

The Original Scope, Delivered as Quoted

The $65,472 base contract covered everything needed to turn the existing pad into a year-round outdoor space. Here’s what the contract included:

  • A new roof built over the existing stamped concrete pad to block the direct sun that had made the space unusable.
  • Beefed-up columns supporting the roof, sized and detailed as an architectural feature of the build rather than minimal structural members.
  • A tongue-and-groove ceiling installed to finish off the ceiling framing — a clean, warm surface overhead rather than exposed structure.
  • Electrical run to the new covered space, opening up options for lighting, fans, and powered equipment.

The stamped concrete pad the homeowners already had stayed in place. There was no reason to disturb something that was already in great condition — the project was built around what was already working.

What changed

Nothing — And That's the Story

This project closed at exactly the original contract value. No change orders. No mid-build surprises. No homeowner-led additions. The scope we proposed was the scope we built, for the price we quoted.

Final Project Total

That kind of outcome doesn’t happen by accident. It happens when the existing conditions get assessed thoroughly before the contract is written, when the homeowners are clear about what they want, and when the scope is detailed enough that nothing important gets missed in the proposal phase. All three lined up on this one.

The Bottom Line

A Space the Family Actually Uses Now

The pad that had been written off as too hot to enjoy is now the family’s year-round outdoor space. The new roof blocks the sun that had made the original setup unusable. The tongue-and-groove ceiling and architectural columns make the space feel finished and intentional. The electrical opens up everything from string lights to fans to powered cooking equipment.

What had been an underused slab next to the house is now a meaningful additional living space — usable in any season, comfortable for family time, and built on a foundation the homeowners already had.

The project came in at $65,472 — exactly the contract value, zero variance. For homeowners who wanted to know what the number would be before they signed and have it hold, that’s the outcome that matters.
